Plans have been drawn up to create 14 new commercial units in part of Stoke-on-Trent.
A planning application submitted to Stoke-on-Trent City Council seeks permission to build the units on Broom Street, in Hanley.
Applicant Fire Tile Limited bought the predominantly cleared site in 2014 and has its own base nearby.
The company also owns land to the east of the application site where it has recently converted buildings there into three other commercial buildings, which have been fully let.
A statement submitted with the plans says there is “a very significant demand for these types of commercial premises within the Hanley (and wider city) area.”
If permission is passed, the site would be arranged to accommodate three groups of commercial units used for light industrial, general industrial and storage and distribution.
The development would provide a total of 2,126 square metres of floorspace and 88 car parking spaces.
A planning statement reads: “The application site is located on an underused brownfield site in a sustainable location within Hanley.
“The proposed development would deliver economic development in the form of starter units in a sustainable location which would complement the mixed-use character of the immediate surrounding area.”
Part of the site used to be home to a sanitaryware factory, whilst some of it was also a school, which closed in the late 1980s and was then used as a centre for young offenders until 2014.
A decision on the scheme is expected to be made in the coming weeks.
