Car park could be scrapped to make way for commercial units in Burton

Up to eight new commercial units could be built in Burton upon Trent under plans submitted to East Staffordshire Borough Council. 

An application has been received for planning permission to build the units on land adjacent to the River Trent on Wetmore Road. 

The 29,000 sq ft site is currently in use as a 97-space car park. 

Under the plans, 80 of the spaces would be lost to the units, which would be built on the larger part of the site forming an ‘L’ shape. 

If permission is granted, the units would be able to operate under for Class E (commercial, business and service), B2 (general industrial) and B8 (storage or distribution) use. 

The largest of the eight units would be 3,000 sq ft, whilst the second largest would take up 1,200 sq ft and the remaining units would all be 957 sq ft. 

The River Trent is located 10m east of the site. 

A flood risk assessment (FRA) submitted with the plans says the proposed development site lies within flood zone 3, which means it is in an area at high risk of flooding. This indicates that the site could be flooded from a river by a flood that has a one per cent or greater change of happening each year. 

But it adds: “This FRA demonstrates that although the development is in flood zone 3 it is at low risk of flooding as it is protected by flood defences. 

“It is appropriate according to planning practice guidance and does not increase risk to the surrounding area. 

“We conclude that the proposed development can proceed without causing a risk to users or neighbouring properties.”
