Leading developer St Modwen Logistics has put forward detailed plans for a business park at Uttoxeter which is expected to lead to hundreds of jobs being created.
St. Modwen Park Uttoxeter is projected to generate significant economic benefits for the area – including approximately 195 on and off-site roles during the construction phase. Once operational, it would create 557 permanent on-site full time equivalent jobs, with around 412 jobs estimated to go to East Staffordshire residents.
The proposed 400,000 sq. ft development will be situated on the west of the Uttoxeter A50 Bypass, near to the JCB World Parts Centre and Heavy Products factory.
The site has been chosen to harness economic growth in East Staffordshire and along the A50/A500 growth corridor. St Modwen says that this prime location offers access to strategic transport networks, making it an ideal hub for industrial and logistics activities and a catalyst for levelling up Staffordshire and Derbyshire.
Building upon recent outline planning permissions and a Local Plan allocation, St. Modwen Logistics is now seeking Reserved Matters approval for the detailed aspects of two cutting-edge, sustainably designed industrial units spanning approximately 296,000 sq ft and 86,000 sq ft respectively.
The jobs created would mainly be in the manufacturing and logistics sectors, with salaries understood to be worth an average £4,500 more than in other sectors, providing opportunities for local people to improve their financial stability and enhance their social mobility.
In addition, the project is expected to create almost £1m annually in business rates from the new employment space, which can be used to improve and sustain local services.

Earlier this year it was announced that from July 2024, St. Modwen Logistics’ portfolio of assets will become part of Indurent, a new pure play UK logistics champion. The business will have more than 200 assets totalling 26 million sq. ft of logistics space.
