Plans have been unveiled for a multi-million-pound retail and leisure park in Burton upon Trent, which could create more than 150 full and part-time jobs.

Alrewas-based developer Maplevale has revealed the likes of M&STenpinGreggs and pet store Jollyes have been lined up for Shobnall Retail Park with a planning application expected to be submitted early this year.

The proposed development – situated on vacant land off Shobnall Road – comprises of 78,500 sq ft of retail space across eight retail units.

Current tenants such as B&Q and Burger King will remain on-site.

A plan of the proposed site shows the retailers already lined up to take up units.

M&S has confirmed it will relocate from Burton town centre to a new Simply Food store at the site and existing colleagues will be given the opportunity to relocate.

Tenpin will introduce a state-of-the-art 24-lane bowling alley, marking a much-anticipated return of bowling to Burton after a long absence. This venue will also include an immersive laser tag arena, Houdini’s escape room, and a bar/diner and games and pool tables.

Richard Kirkland, Director of Maplevale, said: We’re thrilled to bring our plans to the community, with a diverse range of businesses that will breathe new life into the area.

“This development will be a key part of transforming the region into a vibrant, family-friendly destination.”

Will Smith, Property Director at M&S, said: We’re reshaping M&S for growth and making sure we have the right store in the right space to deliver the best possible shopping experience for customers.

“We have an opportunity to support the economy and community in Burton upon Trent, in addition to working with local suppliers, by relocating our store and offer a market leading food hall with great quality products to bring that touch of M&S magic and the trusted value our customers expect and deserve.”

A Greggs drive-thru is part of the plans.

Alongside the Greggs drive-thru restaurant and Jollyes, there will be more than 27,000 sq ft of additional retail space with new stores expected to be revealed soon.

Work on the car park will see over 400 additional parking spaces created, bringing the total on site to over 700. Sixteen high power electric vehicle chargers will also be installed.

In partnership with Staffordshire County Council, Maplevale is also providing a purpose-built Community Hub – featuring a 4G sports pitch – on the site for Equal Support Opportunities, a local charity supporting vulnerable young adults.

Richard added: “This project is about more than just retail; it’s about creating a space that truly serves the needs of the community, fostering both physical and social regeneration.”

Members of the public have been invited to have their say on the scheme before the planning application is submitted.
