Record year for Staffordshire retreat which has just opened new spa terrace

Hoar Cross Hall is celebrating a bumper year as investments into its facilities continue. 

The award-winning resort near Burton upon Trent, one of the largest spas in Europe, has just opened a new spa terrace which features three spa pools, cold tubs, an outdoor sauna, relax room and bar and lounge areas with seating capacity for more than 200 guests. 

The £3 million investment comes on the back of an “excellent year” with record revenue and EBITDA (earnings before interest, taxes, depreciation, and amortisation). 

The latest accounts for hospitality operator Barons Eden, which owns Hoar Cross Hall and Eden Hall day spa in Nottinghamshire, show revenue rose almost six per cent to £30.8 million for the year ending 31 December 2023, from £29.1 million the previous year. 

Adjusted EBITDA, the group’s primary measure of profitability, increased to £6 million from £5.6 million the year before. Pre-tax profit was down to £1 million from £4 million the previous year.  

A group strategic report reads: “2023 saw the first full year of trading without any Covid related disruption enabling the business to return to a normal operating environment. 

“Despite the many macro-economic challenges, both Hoar Cross Hall and Eden Hall had another excellent year reporting record revenue and EBITDA figures. 

“During the reporting period investment in capital expenditure continued with the refurbishment of existing properties.” 

At Hoar Cross Hall, a biomass heating solution costing £1.5 million went live in December 2022. 

At Eden Hall, a new spa garden, which added a 20-metre outdoor hydrotherapy pool, new restaurant, saunarium and relaxation lounge and was completed in May 2023. 

The report adds: “The biomass installation has reduced carbon emissions for heating by 95 per cent and removed reliance of kerosene as the principle source of heating.” 

The group entered into new utility contracts in February 2024 which, it says, will see a further 15 per cent reduction in costs of electricity and gas from April next year. 

In June 2023, the group underwent a refinancing of its debt facilities alongside a further £5 million loan to support capital projects. 

Hoar Cross Hall is a destination spa set in a Grade II listed country home with 45 aces of formal and informal grounds. The hotel has 104 bedrooms, 41 treatment rooms and extensive spa facilities making it one of the largest spas in the country.
