Plans unveiled for final phase of industrial park

Plans have been submitted for 21 new commercial units making up the final phase of a development site in Stafford.

Leons Properties has applied to Stafford Borough Council for permission to create a mixture of small and medium-sized units at Tollgate Park, which is already home to the likes of Horsleys of Stafford, Leons Coach Travel and DHL.

Phase three of the development would be built on currently vacant land south of the existing DHL distribution centre on Paton Drive and be accessed via the A513 Beaconside. It is planned to extend Paton Drive as part of the scheme.

A document submitted with the planning application reads: “The 21 units are designed with no specific tenant in mind and the layout is uniform throughout to maintain a level of flexibility and maintain a consistent appearance across the development no matter what the occupier.

“All units have been designed to create a modern industrial appearance with the use of insulated cladding panels, energy efficient glazing and introduction of solar panels to the roof – which will be required to comply with current Building Regulations.”

Leons Properties owns the majority of Tollgate Park which equates to 60,419 sq m, with the proposed phase three site measuring approximately 18,887 sq m.

The gross internal area of the 21 units amounts to 5,654 sq m.

The land has been identified as a protected location for employment in the current Stafford Local Plan.

The proposed unit will be categorised for Class B8 (warehouse and distribution), Class E (light industrial) and Class B2 (industrial) use.

The planning application is currently in a consultation period with the decision expected to be made in the coming weeks.
