The Owl Group has confirmed the acquisition of a 20.5-acre site in Madeley, representing the largest land purchase in the firm’s 10-year history.

The Tamworth-based housebuilder will deliver 188 new homes on land off Bar Hill at the newly-named Madeley Grange development, not far from Newcastle-under-Lyme.

The deal – for an undisclosed sum – has been described as a major milestone for the group.

Mike Kelly, Owl Homes’ Managing Director, said: “This acquisition marks a major milestone in Owl’s journey and an important step forward in how we continue to grow and diversify across the Owl Group.

“Acquiring Madeley Grange supports our strategic growth ambitions, enhances our portfolio in Staffordshire, and enables us to provide high-quality homes across the region. Projects of this scale only succeed through strong partnerships and rigorous execution, and I’m proud of the professionalism and dedication shown by all involved.”

A reserved matters application has been submitted, and the first homes are expected to be delivered in autumn 2026/spring 2027.

Owl Homes will build 96 open market properties in 12 designs while sister company, Owl Partnerships will deliver a mixed-tenure development comprising 29 social rent, 26 shared ownership and 37 affordable homes.

Mike added: “Not only is this site our largest acquisition to date but it also demonstrates the strength of our integrated approach and long-term pipeline across both open market and partnership-led housing. Its location perfectly aligns with our vision to bring high quality homes to semi-rural areas and villages, while still retaining close connections to towns and cities.

“Developments like Madeley Grange allow us to scale responsibly whilst building long lasting communities. We continue to seek and secure further opportunities across the Midlands as part of our growth strategy.”

The development will include 3.45 hectares of green open space, two ponds and three play areas.

The acquisition was supported by legal advisers Freeths and planning consultants Knights.
