Housing provider unlocks brownfield site for £3m affordable homes scheme

A former garage site in Burton upon Trent is being transformed into 14 affordable homes in a £3 million brownfield regeneration scheme. 

Housing provider Trent & Dove has joined forces with Langcroft Developments to build 10 social rent and four shared ownership homes on the site off Harbury Street in Horninglow. 

Grant funding from Homes England is supporting the development, which is due for completion in November 2026 and forms part of Trent & Dove’s wider strategy to prioritise brownfield land over greenfield sites. 

The Harbury Street development will include a mix of two- and three-bedroom homes suitable for couples and families. 

It follows a series of similar regeneration projects by the housing provider, including a 17-home Shared Ownership Over 55 scheme built on a former garage site and a new Over 55 development delivered on the site of a former shopping centre. 

Plans are also in place to replace outdated homes and garage sites in Winshill with 16 new properties, alongside seven homes on land currently occupied by ageing, empty flats in Stretton. 

The developments contribute to Trent & Dove’s ambition to build 700 homes over five years, supporting the Government’s 1.5 million homes target. The housing provider manages more than 6,500 homes across East Staffordshire, South Derbyshire and North West Leicestershire.

“By regenerating previously developed land with the support of partners such as Homes England and Orbit Group, and through our work with Langcroft Developments, we can deliver much-needed homes in a sustainable way without the need to build on valued greenfield sites.” 

The push comes as figures published by the Ministry of Housing, Communities and Local Government show a net loss of 3,834 homes for social rent nationally.
